There are some hotels which take time to open. The Park Hyatt Phu Quoc has been at work for ages. Following many years of delays, reservations are now officially open for stays starting on March 1, 2027 at this property. The timeline is yet to be confirmed (but bookings are live, making us more real than ever before) but closer to reality than ever before.

This is a big one for anyone who's been a loyal World of Hyatt member and has Vietnam on the list or anyone who is thinking of a Vietnam beach getaway but wants to score some points.

The location and the reason to visit Phu Quoc

Phu Quoc is the largest island in Vietnam and is situated in the Gulf of Thailand, next to Cambodia. The island is partially protected as a national park and under the designation of a UNESCO Biosphere Reserve, which has a significant impact on the character of this destination not a resort strip, but an island where the natural environment is a key element.

The Park Hyatt Phu Quoc is located on the southwest end of the island, which spans 160 acres and is framed by a mile of white sand beach on one side and wooded hills on the other. The area is approximately 30 minutes drive from Phu Quoc International Airport that has received tremendous development in international connectivity in recent years.

Phu Quoc has long been a favorite among luxury travelers, especially those who are interested in traveling to Asia, and that's exactly why the JW Marriott Phu Quoc and Regent Phu Quoc have already made their mark on the island as two of the top properties. Staging a Park Hyatt on that lineup only increases the competition and the benefit for World of Hyatt members, which would have otherwise had a poor redemption option in a destination that didn't have one.

The Property: Scale and Scope

The Park Hyatt Phu Quoc will feature 114 rooms and suites across a total of 168 keys and 54 private pool villas being built. This scale is rather generous across the board. Entry-level rooms are 861 square feet, suites are 1,776 square feet and private pool villas kick off at 3,013 square feet. These are very generous living spaces and if you do consider that some of these are including outdoor terrace space then these are truly large spaces and put the property in a pure luxury class.

The food service program is quite extensive for a facility of this size and there are several different concepts being developed. Fisherman's will be dedicated to Vietnamese seafood, Pepper Grill will have open-fire cooking, Herbs & Spices will be Vietnamese comfort food with a French twist, and Pool House & Bar will be Italian cuisine at the bar. The lobby bar is the Living Room. It's a wide variety of food offerings, indicating that the resort will keep guests at the property for more than a single day and not assume that they will venture outside for the majority of their meals.

Other facilities include two swimming pools, a lakeside spa, a kids club and event space, along with a gym with a dedicated lap pool. On the high end of the lodging side is The Manor, an eight bedroom oceanfront villa with a capacity of 24 guests and a nightly rate of $25,000. That's not a typo.

Points and Cash Math Points

The Park Hyatt Phu Quoc is a Category 7 hotel for World of Hyatt users considering this as a redemption property. In practice that means:

• Lowest award pricing: 25,000 points per night, which is in the category 7 range of Hyatt's dynamic pricing.
• Best rate: 55,000 points a night (at peak periods)
• The travel value range, estimated at 1.5 cents for every World of Hyatt point, is approximately $375 to $825 per night in points.
• Rates: Entry is just over $700 per night, which includes all the taxes and service charges of Vietnam's 13.4%.

More interesting redemption math in the lower price brackets of the awards. A 25,000-point night against a $700+ cash rate is about 2.8 cents per point, which is far more than the norm Hyatt point value and is what you'd need to plan a travel round trip for.

The value calculation gets a bit tighter when the property is priced at 55,000 points, but is still in line with the scale and location of the property. Flexibility on travel dates will warrant choosing the lowest award tier.

Those looking for a cash stay will find it to be worth it to book it through the Hyatt Privé channel they're apt to consider a room upgrade, provide a hotel credit and offer other bonuses that make this already luxurious step up in pricing even better.

The Caveat with Every Delayed Property

At this point, some realism is called for. The Park Hyatt Phu Quoc has been in development for a number of years and is now about 5 years behind schedule of its initial opening date. While it's a more concrete indication than previous announcements, the fact that reservations are now live for March 2027 isn't an ironclad guarantee. In Southeast Asia, where this type and level of hotel development is no longer uncommon, there have been instances before where the project has fallen behind schedule, often in unpredictable and frustrating ways from the outside.

The renderings have been around for years and they are indeed beautiful. Only first hand visits will tell you whether the final property will live up to that promise. In this business, the expectation gap between what is portrayed on a house and what is actually constructed is a reality, and this project is not different.

Should you make the Trip from the U.S. to Phu Quoc?

This is the most subjective portion of the assessment and one that doesn't have a clear-cut answer. Phu Quoc requires a substantive and meaningful commitment of travel time from North America, primarily via one of the big Asian travel hubs, and with their already long transpacific flight times.

There is both a subjective and objective side to the case of going on that trip. Vietnamese food is truly outstanding, nature is hard to find elsewhere, and hotel numbers at the high end are not quite as high as at some of the other high-end beaches in South East Asia. If you're someone who cares particularly about those things, then you make the trip worthwhile.

What is also significantly altered from 10 years ago is the availability of premium cabins for Asia it is becoming increasingly competitive, changing the overall cost equation. Those who already have the points and the desire can certainly make the case for redemption, as Category 7 award nights begin at 25,000 points and a Park Hyatt product likely will be one of the top ones on the island.
